North Conway real estate searches can be hard

It can be difficult to search for properties around North Conway.  Many times, buyers are looking at specific neighborhood or developments & it can be tricky to see listings that are only in those neighborhoods.

You'll notice North Conway is not a town option in many searches.  North Conway isn't actually a town, but a precinct of Conway.  If you want to search North Conway properties, use the zip code 03860.

Here are some neighborhood searches that I have set up.  It's not a perfect system, because if the development name does not exactly match my search... the property will not appear.

New Listing in Chocorua Ski & Beach club

I just listed a very nice house in Chocorua Ski & Beach Club in Tamworth, NH.  You can see the listing here.  Ski and Beach has some of the best neighborhood amenities around!  There is a beautiful beach on Moore's Pond, playground, a basketball court, a tennis court, and direct snowmobile access (from your door - no need for a trailer) to Corridor 19, which is a major network of trails.

Always sad to see summer leave, but luckily we have plenty of things to do around North Conway.  Here are some upcoming events:

What is the 9% NH Rooms Tax?

Many people ask about the 9% NH Rooms and Meals tax, so here is a quick explanation.

If you decide to offer your vacation up for short-term vacation rentals (185 days or less), those rentals are subject to a 9% tax (Meals and Rooms tax) that is paid to the state of New Hampshire.  Owners must obtain a license (which you can get get here) and submit your tax reports monthly (which is done online).

If you rent your home for a longer period of time (186 days or more), the rental is not subject to that tax.  If you start a rental that is subject to the tax & the dates extend, you can file for a refund for any taxes paid.

Put it in writing... but also be a good person!

Everything in real estate has to be in writing. The statute of frauds refers to the requirement that certain types of contracts be in writing.
