How Much Housing Inventory Is Available in the Mount Washington Valley?

Here is a quick look at the available single family housing inventory in Bartlett, Conway, Madison, Jackson and Tamworth:

Inventory conditions vary quite a bit from town to town.
Bartlett and Jackson have the highest share of homes already under contract, while Madison and Tamworth currently give buyers more choices.

Combined, 51 of the 181 homes—or about 28%—are under contract.

A Quick Look at Current Housing Inventory

How competitive is the market around the Mount Washington Valley right now? It really depends on the town.

Jackson currently has the highest percentage of inventory under contract, with 5 of 12 homes—or about 42%—already spoken for. Bartlett isn’t far behind at 38%, followed by Conway at 30%.

Buyers currently have a little more breathing room in Tamworth and Madison, where fewer than 20% of the listed homes are under contract.

Across these five towns, there are 181 homes either available or under contract, with 51 currently under agreement. That works out to about 28%.

This is only a snapshot, and the numbers can change quickly—especially in towns like Jackson, where the overall inventory is pretty small. But it shows why broad statements about “the market” don’t always tell the whole story. Your price range, property type and preferred town can create a very different buying or selling experience.

Sellers: Bartlett and Jackson currently appear to have the most buyer activity relative to inventory.

Buyers: Madison and Tamworth may offer more selection and potentially a little less competition—but the best properties can still move quickly.
