If you've spent any time planning a vacation lately, you've probably noticed how much the vacation rental industry has changed.

Platforms like Airbnb and Vrbo have made it easier than ever to find a place to stay. But they've also introduced booking fees, changing policies, and an increasingly complicated experience for both travelers and property owners.

As a real estate broker working throughout New Hampshire's Mount Washington Valley and Western Maine, I've gotten to know quite a few vacation rental owners. Many are looking for ways to reach more guests, reduce their dependence on the large booking platforms, and build their own direct-booking business.

That got me thinking.

What if we created a simple, free resource that helped travelers discover local vacation rentals and connect directly with the people offering them?

50 Vacation Rentals and Growing

When I launched the website, I wasn't sure how much interest there would be.

Within the first 24 hours, we had approximately 40 properties added to the directory.

Just days later, we've reached 50 properties, with more being added regularly.

The directory includes everything from cozy mountain cabins and ski condos to large luxury homes accommodating extended families and groups.

Properties are located throughout North Conway, Bartlett, Conway, Madison, Tamworth, and other White Mountains communities, with additional listings in Western Maine.

Travelers can browse the properties, explore their features, and follow links directly to each property's independent booking website.

The website doesn't process reservations, collect payments, or charge booking commissions. It's simply a place to discover vacation rentals.

Why Book Directly?

There are some potential advantages to booking directly with a vacation rental owner or manager.

1. Potential Savings

Third-party booking platforms often charge service fees. Booking directly may allow travelers to avoid certain platform fees, although pricing and fees vary by property.

2. Direct Communication

One of my biggest motivations was finding another way to support property owners.

Operating a vacation rental can be challenging. Between maintenance, insurance, utilities, property taxes, cleaning, guest expectations, and changing booking platform policies, there's a lot to manage.

And attracting guests is a significant part of the equation.

There are no listing fees, referral commissions, or contracts.

Owners provide information about their rentals, and we create a listing directing travelers to their own booking website.

We've also started building an Owner Resources section with information about direct-booking platforms, local service providers, and other resources that may help owners manage their properties.

I'd love to see that section continue to grow based on suggestions from local property owners.

Why Is a Real Estate Broker Building a Vacation Rental Website?

It's a fair question.

Over the years, I've worked with a lot of people buying and selling vacation homes and investment properties throughout the Mount Washington Valley and Western Maine.

I understand that owning one of these properties involves more than simply buying a house and putting it on Airbnb.

Some owners rent their properties to offset expenses. Others operate them as investments. And plenty of owners simply enjoy having a second home that generates income when they're not using it.

I've always believed that being a good real estate advisor means providing useful information and helping people make informed decisions, even when they're not actively buying or selling.

This directory is an extension of that philosophy.

If I can help a vacation rental owner reach more potential guests, connect with useful local resources, or better understand the market, that's worthwhile.

We're just getting started.
